Welcome to Upperoom Listings! Here are some common questions and answers to help you navigate the platform.

1. How do I reserve a listing?

To reserve a listing, you must create an account on Upperoom Listings and select a listing that meets your needs. After selecting a listing, you can make the reservation payment through our secure payment gateway. Once the payment is confirmed, your reservation is considered active.

2. Do I pay the reservation fee before or after inspecting the apartment?

Yes, you pay the reservation fee before inspecting the apartment. This fee gives you access to the lister’s contact information, the apartment address, the lister’s name, and other necessary details to locate the apartment and identify the lister for inspection.

3. How much is the reservation fee?

The reservation fee is:

  • ₦18,000 — for apartments with rent of ₦200,000 or less
  • ₦25,000 — for apartments with rent above ₦200,000

This fee gives you access to the lister’s contact information, apartment house number (if applicable), and other details necessary for inspection and communication.

4. How much is the lister's commission?

The lister receives a commission of ₦10,000 when a reservation is successfully completed through their listing.

5. How can I cancel my reservation?

Go to your Reservations page in your account to cancel. Just tell us why you’re cancelling and submit your request. You can also request a refund if needed.

6. Can I modify my reservation?

Currently, modifications to an active reservation are not supported. If you wish to change your reservation, you will need to cancel the existing reservation and make a new one.

7. What happens if I cancel my reservation?

If you cancel your reservation, you can choose to request a refund or apply your payment to reserve another apartment of your choice.

8. Can I get a refund for a reservation if I change my mind?

Yes. If you cancel your reservation, you can request a refund at any time.

9. Can I pay for multiple reservations at once?

No, you can only pay for one reservation at a time. If you have any pending reservations, you must complete or cancel them before making another reservation.

10. Can multiple clients reserve the same listing at the same time?

No, when a client reserves a listing, it is locked and can no longer be accessed by other clients. This ensures that multiple clients cannot pay for the same listing at the same time.

11. How do I know if a listing is available?

A listing is available if you can find it on the listings page. All currently available listings are displayed there. If a listing becomes unavailable after you make a reservation, you will be notified and given the option to choose a different one or request a refund.

12. Is there an inspection fee to inspect a listing?

No, you do not pay the lister anything to inspect the listing. Inspections are free, and any lister requesting payment before inspection is violating Upperoom Listings' rules.

13. Can I list a room that is already vacant?

Yes, but you must be the landlord or an official house representative—such as a lawyer, property manager, or caretaker. You must also follow our lister terms, including no inspection fees and full cooperation with clients during the reservation process.

14. How do I ensure my listing stays active?

Listers must ensure their listings remain up-to-date and accurate. Regularly checking and updating listing details, being available to answer calls, and discussing with clients when needed will help maintain an active listing. Compliance with platform rules is also essential.

15. Does Upperoom take me to inspect the apartment?

No. We give you the lister’s contact, and the lister will describe how to locate the apartment for inspection. Please note that Upperoom does not accompany clients to inspections; the lister will guide you directly.

16. What happens if a listing is no longer available?

If a listing is no longer available, you can cancel your reservation and choose to either reserve another apartment or request a refund.

17. How can I contact customer support?

18. Do you have shops for rent?

No. We deal with residential vacancies only at this time.

19. Are listers the same as agents?

No, listers are not agents. They are occupants of a house who are about to pack out in a short while and would like to post their rooms for fellow tenants to help. This way, they assist others in finding ready-to-move-in spaces without dealing with traditional agents.
